What is an EPC?

 An EPC is required to market a property for sale or rent.  Once produced, they are valid for 10 years.  You can check whether you have an EPC at  https://www.gov.uk/find-energy-certificate.  As an accredited Domestic Energy Assessor I will carry out an inspection and use government software to produce an EPC which will then be sent to a central register.  

What's included on an EPC?

A domestic EPC provides a snapshot of a home’s energy performance, including its current and potential energy‑efficiency ratings (A–G), environmental impact rating, estimated annual energy costs for heating, hot water and lighting, and a summary of key building features such as walls, roof, floors, windows, heating systems and lighting, each graded from very good to very poor. It also includes tailored recommendations for improving efficiency, with estimated installation costs, projected savings and the impact on the EPC rating, along with technical details like energy use, heat‑loss values and assumptions used in the assessment. Finally, it lists property details (type, size, construction, heating), plus the assessor’s accreditation, certificate number and validity period. 

How can I improve my EPC rating?

Improving an EPC score mainly comes down to proving what energy‑efficiency measures already exist and making upgrades that the EPC software recognises. A client should gather evidence such as certificates for insulation, glazing, heating upgrades, or renewable systems, because without documentation the assessor must assume the lowest standard. From there, the biggest improvements usually come from better insulation (loft, walls, floors), a modern and efficient heating system with proper controls, full LED lighting, and—where suitable—renewable technologies like solar panels or heat pumps.

Accurate information about the property also helps ensure the EPC reflects reality, including build date, extensions, wall types, and heating system details. Once the EPC recommendations are reviewed, the client can choose the most practical upgrades and keep all receipts and certificates so future assessments capture the improvements.

What does the assessor look for?

during the visit the assessor gathers evidence about anything that affects energy efficiency. They’ll look at the construction type, insulation levels, windows and glazing, heating system and controls, hot water setup, lighting, and any renewable technologies such as solar panels. They also measure key areas of the home, check loft access if available, and record visible features or any documentation you can provide. The assessment is non‑invasive, so they won’t drill into walls or lift floorboards, but they do need enough access to confirm how the property is built and heated.

Does an EPC affect my property’s value or ability to rent it out? 

An EPC can influence both a property’s value and its ability to be rented, mainly because it signals how energy‑efficient and cost‑effective the home is to run. Buyers increasingly pay attention to EPC ratings, and homes with higher scores often feel more attractive due to lower running costs. For landlords, the impact is more direct: current regulations require a minimum EPC rating of E to legally rent out a property (with future standards likely to tighten), so a low rating can limit your ability to let the home until improvements are made.

Do I have to follow the recomendations?

The recommendations on an EPC are simply suggested improvements that could make your home more energy‑efficient, reduce running costs, and raise your EPC rating. They’re based on what the assessor observed and what the EPC software calculates would have the biggest impact, and each recommendation includes estimated installation costs, potential savings, and how much it could improve the rating. You’re not legally required to follow them for an owner‑occupied home, but landlords must meet minimum EPC standards to rent out a property, so some improvements may become necessary in that context.
